Will Spray Foam Make My House Harder to Sell?

Spray foam does not automatically prevent a U.S. home sale, but foam at a roof deck can create an inspection question because it hides the sheathing and framing behind it.

Plan for that before installation. Keep the exact product sheet and written scope, record substrate moisture, and photograph every bay before and after it is sprayed. Why Do Some People Have Spray Foam Removed?

Because a specific set of installation failures produces a specific set of outcomes, and every one of them traces back to a decision someone made on the job rather than to the material itself.

The documented failure modes:

  • Moisture at the roof deck. Interior water vapor diffuses through vapor-permeable foam, reaches cold roof sheathing, and condenses. Sustained, it rots the deck. Field study evidence shows this moisture comes from inside the house, not from rain above.

  • Insufficient thickness. If foam does not meet the code minimum, its interior surface runs below the dew point and condensation forms on the foam itself.

  • Foaming over wet wood. Sheathing above 18% moisture content at the time of application is at risk of decay under foam.

  • Off-ratio application. The two chemical components have to be mixed at the correct ratio and temperature. Get that wrong and the foam cures badly, may smell persistently, and sometimes has to come out.

  • It cannot be inspected afterwards. True and permanent. Once a rafter bay is foamed, nobody sees that timber again without removing foam.

Is It Safe Once It’s Cured?

EPA’s position is that building occupants and other workers should vacate during spray polyurethane foam installation, because of exposure risk from residual vapors, aerosols, and dust. Re-entry should wait until the product has finished curing and the building has been ventilated and cleaned. For professional two-component systems, some manufacturers recommend around 24 hours, though the interval varies by product.

What Does a Bad Spray Foam Job Actually Look Like?

This is the section that will do you the most good, including if you hire somebody else. Ask any foam installer these four questions. The answers tell you more than any review count.

1. “Which product, and can I see the technical data sheet?” A good answer names the manufacturer and product and produces the sheet. That single document gives you the R-value per inch, the re-entry time, and the application temperature range. An installer who cannot produce it does not know what they are spraying.

2. “Will you measure the substrate moisture content before you spray?” Wood above 18% moisture content should not be foamed over. This is a thirty-second check with a meter. An installer who has never thought about it is an installer who will eventually foam over wet sheathing.

3. “Open-cell or closed-cell at the roof deck, and if open-cell, what is the vapor retarder?” Broome County is in climate zone 6. Under the residential code, air-impermeable insulation at a roof deck in zones 5 through 8 must be a Class II vapor retarder or carry a Class II coating. In practice that means open-cell at a Binghamton roofline needs a separate Class II vapor retarder. An installer without a ready answer here has not read that section.

4. “Will you photograph every bay before you spray?” Once foam is on, that framing is invisible permanently. Photographs are the only record that will ever exist, and they are what a future buyer’s inspector will want to see.

Why two quotes for the same house differ by thousands

Because spray foam is priced on treated surface area, and “my house is 2,000 square feet” is floor area. Those are different numbers and they are not proportional.

A 2,000 square foot house might have 1,200 square feet of attic floor plane, or 2,600 square feet of roofline if the foam goes at the deck instead. Two contractors quoting “the attic” can be quoting two entirely different areas, and neither of them is wrong, they are proposing different assemblies.

The first question to ask any quote: what surface area is this based on, and which plane are you spraying?

  • Depth specified. Foam is sold by the board foot. Three inches costs 50% more than two, and the required depth is a code and assembly question rather than a preference.

Closed-Cell and Open-Cell Spray Foam

Both are polyurethane. The difference is whether the individual cells are sealed.

Closed-Cell Spray Foam: Where It Belongs

R-5 to R-7 per inch. Rigid once cured. Low vapor permeability, so it is generally its own vapor control. Adds racking strength to a wall. Costs roughly double per square foot.

It belongs: at a roof deck in this climate, on foundation and crawl space walls, in rim joist bays, on the underside of steel roofing in a pole barn, and anywhere the assembly needs vapor control as well as insulation.

Open-Cell Spray Foam: Where It Belongs

R-3.5 to R-3.7 per inch. Soft and vapor-permeable, which means moisture can pass through it, which is sometimes what you want because it lets an assembly dry. Cheaper per square foot and expands far more per unit of material.

It belongs: in interior partitions for sound, in wall cavities in the right assembly, and at a roof deck only where a separate Class II vapor retarder is part of the specification, because in climate zone 6 the code requires one.

The honest summary: open-cell is not the cheap version of closed-cell. It is a different material with a different job. Anyone who tells you open-cell is fine everywhere because it is cheaper has not thought about your assembly, and anyone who tells you closed-cell is always better is selling you the more expensive product.

Does Foam Need a Vapor Barrier?

Closed-cell, at adequate thickness, generally is one. Adding a separate vapor barrier over it usually creates a sandwich that cannot dry in either direction, which is worse than either layer alone.

Open-cell at a roof deck in Broome County does need one. That is the code position for climate zones 5 through 8 and it is not optional.

Anywhere else, the answer depends on the assembly, and “we always do it this way” is the wrong answer regardless of which way it is.
